36 & 37 Hertford Street unveils its first apartment, blending Mayfair’s architectural heritage with contemporary design in a rare freehold opportunity.
In June, the first apartment at 36 & 37 Hertford Street Residences was unveiled. This new development is built on a site believed to be home to Mayfair’s very first dwelling, a location once marked by open fields and the path of the Tyburn stream.
The apartment launched is a 1,098-square-foot, two-bedroom lateral residence priced at £5 million. Behind the high-spec finish lies a wider story: one of preservation, considered design and the rare opportunity to buy a freehold property in central Mayfair.
Two Buildings, One Purpose
The project spans two adjoining buildings. One is a Grade II listed Georgian townhouse with its façade preserved. The other is a post-war property that has been reconstructed in classical style. The architecture practice Buckley Gray Yeoman led the scheme, referencing Mayfair’s traditional proportions and taking cues from Henry Holland and Robert Adam.
The development is backed by Bain Capital and Orka Investments, with CIT Group overseeing development management. The site’s freehold status makes it a noteworthy opportunity in a market where such offerings are increasingly uncommon.
Interior by A.LONDON
Inside, the apartment has been designed by A.LONDON. The studio describes their approach as “a considered balance between historic character, the intimacy of a private residence, and the elegance of a boutique hotel suite.”
The apartment features 3.1-metre-high ceilings, along with original cornicing, a ceiling rose and a working fireplace. Lighting has been selected to complement the proportions and original detailing, bringing a sense of rhythm to the rooms.
The apartment has dual-aspect views over both Green Park and Hyde Park, seen through original windows and Juliet balconies. These outlooks give the home both daylight and a genuine sense of place.
Material and Context
The interiors make deliberate use of tactile finishes. Velvets, honed marbles, linen and antique brass are used throughout, referencing the character of Mayfair’s clubs, restaurants and private homes. A.LONDON says the result is “an environment that is both tactile and considered.”
In the main living space, a roll-arm velvet sofa in Turnell & Gigon fabric sits beneath antique wall sconces. The kitchen and dining area features Italian marble, pendant lights with ceramic shades and antique brass hardware with brown woven cable, a detail drawn from traditional French creamware.
Bedrooms and Bathrooms
The principal bedroom features a linen and velvet headboard that anchors the room without overpowering it. The second bedroom is more understated, with a tailored look and linen-upholstered bed. Both are served by marble-clad bathrooms. The principal suite has its own ensuite, with fittings and finishes chosen to match the tone of the wider apartment.
Art and Details
The apartment includes artwork by Christabel Forbes and decorative pieces by European makers, along with vintage finds from Kempton Market. The result is a home with texture and variety, avoiding the overly polished feel of many high-end new builds.
A Changing Mayfair
The timing of the launch comes as Mayfair undergoes significant change. The neighbourhood is seeing new investment and global interest, with projects like the redevelopment of Grosvenor Square and the opening of The Shepherd Mayfair hotel helping reassert its appeal.
Local highlights include sixteen Michelin-starred restaurants, Savile Row, Mount Street and Bond Street, making it one of the most compact luxury hubs in the city.
Investor Confidence
Robert Mangan, Operating Partner at Bain Capital, said: “We are strong believers in the London prime residential market’s fundamentals on the back of resilient demand and constrained supply, and it remains at the forefront of our European real estate strategy. This is another opportunity for us invest alongside best-in-class partners to deliver a high-quality product that is sympathetic to its locale. 36 & 37 Hertford Street Residences marks a rare and strategic investment in the heart of Mayfair – one of the last opportunities of its kind.”
From Concept to Completion
Chris Richmond, Head of Residential at CIT, said: “We are proud to unveil the first apartment at 36 & 37 Hertford Street Residences, an exceptional home by international design studio A.LONDON. Simultaneously restoring and celebrating the rich heritage of the local area and architecture, this residence seamlessly blends historic legacy with contemporary design, creating a timeless home perfectly suited to the culturally discerning resident of Mayfair.”
Rachel Clark, Director at A.LONDON, added: “It has been a real privilege to deliver this two-bedroom show residence at Hertford Street, located in the heart of Mayfair, one of London’s most prestigious and storied addresses. This project was an opportunity not only to create a beautifully designed residence, but to convey a narrative about what life in Mayfair truly represents for the discerning buyer: understated elegance, timeless design, and a deep connection to place.”
She continued: “Every element of the home was carefully curated to reflect the refined character of Hertford Street and the unique rhythm of life in this iconic neighbourhood. From concept to completion, our goal was to create a space that feels effortlessly luxurious while honouring the architectural heritage of its surroundings.”
On working with CIT, she said: “Our collaboration with CIT has been a true pleasure. Their vision, attention to detail, and deep understanding of the Mayfair market have been instrumental in realising this project. Together, we’re proud to have brought to life a home that not only reflects the spirit of Mayfair, but also contributes meaningfully to its legacy.”
What Comes Next
The opening apartment is the first of sixteen. Each lateral residence, whether one- or two-bedroom, will follow the same principles of detail, proportion and architectural sensitivity. The wider scheme aims to set a precedent for how to deliver new homes in protected and historically significant neighbourhoods.
Availability and Agents
The apartment is being marketed at £5 million through Beauchamp Estates, Knight Frank and Savills. The value lies not only in its finish and address, but in the fact that it offers something increasingly hard to find in central London: freehold ownership within a listed setting, updated for contemporary living.
As interest in Mayfair continues to grow, 36 & 37 Hertford Street offers a blueprint for combining heritage and modern life without compromise.
