When one of the world’s most decorated Michelin-starred chefs buys a home at his own development, the gesture is hard to misread. Jean-Georges Vongerichten has signed a contract for a residence at Jean-Georges Miami Tropic Residences, his namesake property and his first venture into residential real estate, positioned at the gateway between Miami’s Design District and Midtown. It is a personal statement and a professional one in equal measure, an expression of genuine belief in what he and his development partners have built on one of Miami’s most culturally charged corridors.
Developed with Miami-based Terra and co-developer Lion Development Group, Jean-Georges Miami Tropic Residences arrives as something genuinely new in the luxury residential world: a building where culinary culture, design excellence, and serious wellbeing programming are foundational rather than decorative. Contracts have now been signed by a striking group of buyers, among them Argentinian polo champion and philanthropist Nacho Figueras, his son Hilario Figueras, and Alpine Formula 1 driver Pierre Gasly. The project is fast becoming one of the most talked-about addresses in South Florida.
A Kitchen Designed Without Compromise
Vongerichten’s new pied-à-terre spans 3,340 square feet across three bedrooms and three-and-a-half bathrooms, with a private elevator and a private terrace offering sweeping views across Biscayne Bay and Downtown Miami. The kitchen, though, is where the building’s entire philosophy becomes most legible.
In an exceptional collaboration with internationally acclaimed design studio Yabu Pushelberg, Vongerichten took a hands-on role in designing his own kitchen and, in turn, every residential kitchen within the building. This was not a token gesture of brand association. Each kitchen was conceived to deliver a culinary experience on par with what one might expect from a world-class restaurant, shaped by the chef’s exacting standards and his deep understanding of how physical space governs the cooking and dining experience.
“We’ve envisioned Miami Tropic as an extension of my hospitality-driven restaurant portfolio , where food, design, wellness, and community come together,” said Vongerichten. “At its heart, Miami Tropic is about bringing people together, and I chose to make this my own home because I truly believe in what we’ve created with Terra and Lion.”
For David Martin, CEO of Terra, the decision carries weight. “Jean-Georges choosing to make Miami Tropic his home is an important endorsement of the project,” said Martin. “Together with his team, we set out to elevate residential living through exceptional design, hospitality, and culinary experiences, and his purchase underscores the strength of our shared vision.”
Figueras And Gasly Join The Roster
Vongerichten is far from alone in seeing the appeal. Miami Tropic has drawn a mix of cultural figures whose lives demand nothing short of the exceptional.
Nacho Figueras, the Argentinian polo champion, model, and philanthropist widely regarded as the sport’s most recognisable ambassador, has signed alongside his son Hilario Figueras for a three-bedroom, three-and-a-half-bathroom home listed at $3.116 million. Pierre Gasly, the French Alpine Formula 1 driver, has signed for a four-bedroom, four-bathroom sky home listed at $4.9 million. The convergence of these names at a single address says something particular about the rare quality the building has managed to project before a single resident has moved in.
A New Standard For Culinary Living
What separates Jean-Georges Miami Tropic Residences most clearly from its peers is the depth and authenticity of its culinary programme. This is not a building that has licensed a famous name for its ground-floor restaurant space and called the matter settled. The entire residential experience has been conceived through the lens of serious hospitality.
Residents will have access to a resident-only restaurant and bar, custom menus built around fresh locally sourced ingredients, curated rooftop dining and bar spaces, private catering from the Jean-Georges team, outdoor terrace service, poolside menus, and in-apartment fridge stocking upon request. The level of service closely mirrors what one might expect from a reservation at one of Vongerichten’s celebrated Jean-Georges restaurants. Here, it is simply the fabric of daily life.
At street level, Jean-Georges is set to open Miami’s first abc kitchens, an inventive combination of three of his most beloved restaurant concepts: abcV, the popular plant-forward dining destination; abc cocina, his Latin-inspired concept; and abc kitchen, the original farm-to-table cornerstone of the abc family. The arrival of abc kitchens in Miami adds genuine weight to a neighbourhood already known for its extraordinary dining culture.
Architecture And Interiors: Arquitectonica Meets Yabu Pushelberg
The physical expression of the building is every bit as considered as its culinary offer. The 49-storey tower was designed by award-winning international architecture firm Arquitectonica, the Miami-born practice founded in 1977 by Bernardo Fort-Brescia and Laurinda Spear, and will house 338 condominium residences alongside 27,500 square feet of ground-floor retail.
The architecture draws on the Design District’s distinctive concentration of art, fashion, and cultural institutions, producing a building that feels genuinely of its place rather than dropped into it. Arquitectonica’s bold humanistic modernism finds a natural counterpart in the interiors by Yabu Pushelberg, the Toronto and New York-based studio founded by George Yabu and Glenn Pushelberg in 1980 and long regarded as one of the most sophisticated voices in luxury interior design.
Inside, residents find an environment designed to evoke tranquillity through sensory richness: verdant greenery, textured fabrics, and natural materials including diabase and other stones found in tropical climates. Shades of green and natural woods run throughout, mirroring the lush, layered quality of Miami’s own environment. Every detail has been calibrated to produce spaces that feel both grounded and quietly extraordinary.
Eighty Thousand Square Feet Of Amenities Across Five Floors
The amenity offering is considerable in both scale and ambition. Spread across five full floors, more than 80,000 square feet of indoor and outdoor amenity space has been devoted to wellness, entertainment, and communal life.
On the eighth floor, residents will find a resort-style pool flanked by exclusive cabanas, a dedicated children’s pool, and an outdoor amphitheatre. The amphitheatre in particular speaks to the building’s ambition to function as a genuine community, not merely a collection of private residences. At the rooftop, a further pool and private dining room await, alongside an archival library, juice bar, and co-working and business lounge spaces designed to meet the demands of residents whose professional lives are as pressing as their personal ones.
Anchoring the wellness offer is THE WELL Club at Jean-Georges Miami Tropic Residences, a partnership with THE WELL, the wellness brand that integrates modern medicine with ancient healing traditions. The Club will deliver a whole-person wellness experience encompassing a Guided Garden Walk, advanced recovery technologies including compression and percussion therapy, two private treatment rooms, an infrared sauna, a steam room, a hot tub, and a cold plunge. It goes well beyond the standard gym-and-spa formula, reflecting a more serious understanding of how luxury living can support human flourishing.
The Design District: Miami’s Most Culturally Vital Neighbourhood
The location is no coincidence. Miami’s Design District is in the midst of a significant residential transformation, with nearly 1,000 new units currently planned across the neighbourhood. What distinguishes it from other high-density urban corridors is its deeply pedestrian character: a walkable, human-scaled environment where luxury retail, world-class dining, and serious art exist in close proximity and in genuine dialogue with one another.
The neighbourhood holds the highest concentration of Michelin-starred restaurants in the city, making it a natural home for a project of this culinary ambition. The streets are lined with the artful storefronts of international luxury retailers, punctuated by sculptural and architectural landmarks including the Sol LeWitt Sculpture Garden, Buckminster Fuller’s Fly’s Eye Dome, and Daniel Toole‘s Jade Alley. Cultural institutions including the Institute of Contemporary Art Miami and BlackTower Gallery sit within easy reach, as do multiple parks and bayfront green spaces: Paraiso Park, Martell Park, Roberto Clemente Park, Stearns Park, and Albert Pallot Park.
The building’s position at the junction of Midtown and the Design District also places it within comfortable walking distance of Wynwood, Miami’s internationally celebrated street art district, giving residents access to one of the most culturally layered urban environments in the United States.
A Vision Realised
When a project’s founder, the architect of its culinary identity, and its principal creative visionary chooses to live within it, the implicit message is unambiguous. This is not branding. This is conviction.
With a 49-storey tower rising over one of Miami’s most walkable neighbourhoods, a design pedigree that brings together Arquitectonica and Yabu Pushelberg, an amenity programme of genuine depth and originality, and a community of residents that already reads as a remarkable convergence of global talent, Jean-Georges Miami Tropic Residences is redefining what luxury residential living in Miami can look and feel like.
